Whether you’re travelling as a couple or with your family, our bright and lovingly furnished flats offer plenty of space to relax and unwind. You can choose from comfortable flats for two people, as well as a spacious top-floor flat accommodating up to six people. Depending on the flat, you can look forward to cosy bedrooms, a well-equipped kitchen-diner, modern bathrooms, and a balcony or terrace with stunning views of the surrounding countryside.
The location is also particularly convenient: a chemist’s, a butcher’s, a grocery shop with a bakery, a bus stop, a ski bus, a bar, a pizza delivery service, an organic shop and the cycle and footpath are all in the immediate vicinity. This means you can enjoy peace and relaxation without sacrificing comfort or convenience. At the same time, the centre of Bruneck is just 2 km away, where you can stroll through the charming old town, discover small shops and enjoy cosy cafés. The Kronplatz skiing and hiking area is also within easy reach: the valley station in Reischach is only around 5–6 km away.

It features a cosily furnished bedroom with a double bed and wardrobe, a kitchen-diner with a living and dining area as well as a pull-out sofa bed, a modern bathroom and a private terrace with seating for relaxation. The fully equipped kitchen offers everything you need for a pleasant stay: a dishwasher, electric hob, fridge, oven and coffee machine. Other facilities include a satellite TV, free Wi-Fi and a safe. The modern bathroom is fitted with a rain shower, toilet, bidet, washbasin and hairdryer.
A garage or parking space in front of the house is also available.

Enjoy a relaxing stay in this unique top-floor flat. Situated in a quiet and sunny residential area, it offers stunning views and a special sense of comfort, making it the ideal place for a restful holiday in the Puster Valley. With space for up to six people, it’s perfect for families or small groups.

The flat has three bedrooms, a kitchen-diner, two modern bathrooms and a balcony or terrace. The bedrooms are cosily furnished and offer plenty of storage space – including a double bedroom with a wardrobe and a bedroom with two single beds and a wardrobe. The bathrooms are modern and feature a rain shower, toilet, bidet, washbasin and hairdryer.
A particular highlight is the open-plan living area with a large south-west-facing glass front. Here you can enjoy plenty of natural light, a pleasant atmosphere and a lovely view of the outdoors. The fully equipped kitchen provides everything you need for your stay: a dishwasher, an electric hob, a fridge-freezer, an oven and a coffee machine. The dining area, with its large dining table, is perfect for shared meals and quality time together. A satellite TV, free Wi-Fi and a safe provide additional comfort. On the private terrace or balcony, you can relax, soak up the sun and wind down at the end of the day. A garage or parking space in front of the house is also available for your use.

Terms and conditions

MINIMUM STAY
A minimum stay of 5 nights is required. For stays of a different duration, we will be happy to provide you with a personalised quote.

CHECK-IN & CHECK-OUT
The apartments are available from 3.00 pm on the day of arrival. On the day of departure, we ask you to check out by 9.30 am. Other times can be arranged on request.

WHAT'S INCLUDED
The price includes: bed linen, hand and bath towels, a fully equipped kitchen, TV, Wi-Fi, washing machine and tumble dryer, as well as all charges and taxes, with the exception of the local tourist tax. We charge a one-off fee of €80.00 (Jana 1 and 2) or €120.00 (Jana 3) for final cleaning after your departure. A cot is provided free of charge on request.

LOCAL TOURIST TAX
For guests aged 14 and over, a local tourist tax of €2.50 per person per night is charged, which is not included in the total price and can be paid on arrival.

CHILDREN’S DISCOUNT
Children up to the age of 3 may stay in the holiday flat free of charge.

REGISTRATION REQUIREMENT
In accordance with legal requirements, all guests are obliged to present a valid identity document on arrival so that the mandatory guest registration can be carried out.

USE OF THE HOLIDAY APARTMENT
The holiday apartment may only be used by the number of people specified at the time of booking. Subletting or transferring the booking to third parties is not permitted. Bicycles are not allowed inside the apartment.

PETS
Our apartments are non-smoking, and to ensure everyone feels comfortable, we are unable to accommodate pets.

BOOKING
We welcome written bookings via email or our non-binding booking enquiry form. You will then receive a booking confirmation and details of the total cost of your stay. The reservation is only binding once we have received a deposit of 30% of the total price and issued our written confirmation.

TERMS OF PAYMENT
The prices agreed at the time of booking apply.

Deposit: 30% of the total price within 7 days of booking confirmation.
Balance: no later than 14 days before arrival.
For last-minute bookings, the full amount is due immediately.

LIABILITY
The guest is liable for any damage caused by themselves or their fellow travellers. The landlord is liable exclusively within the limits of the statutory provisions.

DATA PROTECTION
Personal data is processed exclusively for the purpose of processing the booking and fulfilling legal obligations, and is handled in accordance with the General Data Protection Regulation (GDPR) and the applicable Italian data protection regulations.

PAYMENT OPTIONS
We accept payments in cash in accordance with statutory provisions or as an advance payment by bank transfer.

FINAL PROVISIONS
Should any provision of these General Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected.

Cancellation terms

Unless individual terms have been agreed, the following cancellation charges apply:
• up to 30 days before arrival: free of charge
• 29 to 14 days before arrival: 30% of the total price
• 13 to 7 days before arrival: 50% of the total price
• from 6 days before arrival or in the event of a no-show: 70% of the total price

If the accommodation can be rented to another guest for the same period, any amounts already paid will be refunded, less a reasonable administration fee.

Then we recommend a lovely winter hike – on foot, or with snowshoes, if you like things quiet and still. And, of course, there are great ice skating and tobogganing facilities in Bruneck too. And what's the cross-country skiing like, I hear you ask? Fantastic! Marked trails can be found directly in the town at Reischach sports park as well as in our neighbouring villages.
